Option fees, ABSD, legal fees, CPF OA, refunds and reimbursements — each at different stages.

DealOwl flags potential issues when funds are insufficient and required at certain milestones — because not everything is due on completion date.

Oh, by the way — did we mention the calculator includes resale to BTO transactions?

A single tool that helps to plan payments in advance. You save hours and de-risk thousands.

Most platforms calculate sale proceeds or HDB affordability, but not both — nor do they tally the cash and CPF remaining after completion. That sends realtors back to Excel, costing hours every deal, with a real possibility for mishaps.

DealOwl fixes that.

DealOwl is made by two friends in Singapore.

Derek Tan is a realtor. Most of his work is in HDB resale, and he's seen plenty of deals get messy because a payment caught someone off guard.

The app itself is built by Kesh, a friend who does design and software. Derek explains how the deals actually run, and Kesh turns that into an easy to use tool.

DealOwl started as a tool for Derek's own deals. We cleaned it up so other agents can use it too.
